Summary

Leakage has been identified at drainage pipe T-fittings within twenty‑four (24) shafts of the Jewellery & Gemplex Buildings. The drainage pipelines, originally installed in 2004, have deteriorated due to prolonged and unrectified leakage from chilled water pipe insulation. Continuous water exposure has caused failure of pipe clamps, weakening and collapse of supports, sagging of pipelines, and cracking of multiple T‑connections. Offices located below the affected risers are experiencing water ingress and operational disruption. Immediate remedial action is required to prevent further structural damage and system failure.
